    A title search looks backward through the public record. An owner’s policy protects you against covered problems the record didn’t reveal, for as long as you own the property, for a one-time premium paid at closing.

    How your premium is built.

    Your owner’s premium is calculated in tiers. Each portion of the purchase price is charged at its own rate per $1,000, and the portions are added together. A small purchase pays at least the minimum premium.

    Owner’s title insurance, plainly answered.

    Isn’t the lender’s policy enough?
    No. A lender’s policy protects the lender’s interest up to the loan amount. It doesn’t protect your equity or your ownership. Only an owner’s policy does.
    Is owner’s title insurance required?
    It’s optional. Lenders typically require a lender’s policy, but the owner’s policy is your choice. Because it’s paid once and protects you for as long as you own the property, most buyers consider it essential.
    I’m paying cash. Do I still need it?
    A cash purchase has no lender’s policy at all, so an owner’s policy is the only title protection on the transaction.
    A title search was done. Why insure?
    A search reviews the public record. Some defects never appear there, such as forgery, an unknown heir or a recording error. An owner’s policy protects against covered problems like these, including the cost of defending your title.
